This hotel suite has a total area of 73.51 m2 and is distributed as follows: Junior Suite - Entrance hall, room with side Caribbean Sea view, private or ensuite bathroom, living area, or second bedroom with ensuite bathroom.
The sale price includes the full room equiptment, as well as preventive and corrective maintenance, which are the responsibility of the hotel operation.

PROFITABILITY AND MECHANICS OF REAL ESTATE INVESTMENT:
As an owner, the profit you receive includes ALL NET INCOME RECEIVED FROM THE OPERATION OF THE HOTEL, including lodging, food, beverages, laundry, telephone, and meeting room rentals; from which are subtracted variable costs and administrative and operating expenses.
IT IS IMPORTANT TO KEEP IN MIND THAT EACH HOTEL SUITE GENERATES A RETURN, WHICH MUST BE REQUESTED.
RADISSON CARTAGENA HOTEL ROOM OWNER POLICIES:
Hotel room owners will receive a monthly rent based on the hotel's occupancy and the average rate achieved for the month, according to their participation coefficient.
The owner may, free of charge, use a room designated by the operator based on availability for 8 nights per year free of charge, for a maximum of 4 people. These nights will be distributed as follows: High Season: 3 nights. High Season runs from December 20th to January 20th and the entire Holy Week period, from Sunday to Sunday. Low Season: 5 nights. This includes all other dates throughout the year.
To use and confirm reservations, the owner must make their reservation request for High Season at least 40 days prior to arrival. This reservation will be confirmed in writing by the Operator.
For Low Season, they must make their reservation at least 15 days prior to arrival, which, based on availability, will be confirmed in writing.
The complimentary nights to which they are entitled, whether during high or low season, may be used by the owner and their family, or by anyone authorized by the owner in writing, as provided by the Operator.
Breakfast is NOT included in the complimentary nights to which you are entitled.
Owners will be entitled to two complimentary nights, up to triple occupancy, to attend the Annual General Meeting. These nights will not be deducted from the nights to which they are entitled as owners.
Owners will enjoy a 20% discount on room rentals for their event, banquet, or meeting. (This discount also includes food and beverages. It does not apply to other additional charges.)
Owners will be entitled to a 20% discount on food and beverages for up to four people during their stay. This discount is only valid for the owner; it does not apply to referrals or complimentary guests.
Non-residential reservations Complimentary nights are subject to availability. Unused complimentary nights cannot be accumulated from one year to the next.
The Operator will not make advance payments for participation or profit carryovers for distribution.
The rate for additional rooms applicable to hotel room owners will always be the best available rate in effect at the Hotel. The 20% Food and Beverage discount does not apply to these additional rooms or nights.
Hotel room owners must comply with the hotel's operating and management policies, rules, and standards.
The operator will send a monthly certificate with the monthly activity, cumulative profit and loss, and a statement of commercial results.
While there is an accumulated loss, no payment of carryovers will be made until operating losses are offset.
Reservations that have been made and are not canceled in advance will be deducted one day from the complimentary nights to which they are entitled.
Preferential rates will be applied when the standard complimentary nights have been used up. These rates may also be applied to guests referred by the owners, such as family or friends. The special discounts for these cases are as follows:
(a) 40% discount during Low Season.
(b) 20% discount during High Season.
These discounts are based on the official accommodation rate (Rack) and include breakfast. VAT and hotel insurance are not included. Discounts do not apply to other additional services, such as spa, laundry, etc.
